Every year I say it and every year it's true: The window between late May and late June is one of the best times to sell on the Peninsula.

And most homeowners wait too long to take advantage of it.

Here's what I'm seeing right now in Belmont and across San Mateo County and what it means if you're thinking about selling this summer.

Why This Window Matters

Families want to be settled before school starts in September.

That means serious buyers are actively searching right now not casually browsing, not waiting for rates to drop. They have a deadline and they're motivated.

In Belmont specifically:

Single-family homes are selling at 106% of list price
Average days on market is just 12
Inventory sits at 2.0 months

That's a strong environment for sellers who are prepared.
